Our Programs

Four core initiatives designed to educate, empower, and create lasting housing stability for families in our community.

Homeowner Education & Counseling

Many families lose their homes not because of a lack of desire to keep them, but because they didn't have the information they needed — about mortgage terms, refinancing options, or what to do when financial hardship hits.

LVN Foundation provides free, HUD-aligned workshops and one-on-one counseling sessions to help homeowners understand their rights, their options, and the resources available to them.

Who this is for: First-time homebuyers, homeowners facing foreclosure or missed payments, and anyone who wants to better understand how to protect their home and equity.

What You'll Learn

  • How to read and understand your mortgage documents
  • What foreclosure looks like and how to prevent it
  • Refinancing: when it makes sense and when it doesn't
  • How to build and protect home equity over time
  • Government assistance programs available to you
  • Understanding your credit score and how to improve it
  • Budgeting for homeownership costs (taxes, insurance, maintenance)

Vacancy Revitalization Initiative

Vacant and blighted properties aren't just eyesores — they're economic drains on entire neighborhoods. They reduce nearby property values, invite crime, and remove housing stock from communities that need it most.

Our Vacancy Revitalization Initiative identifies and purchases distressed and vacant properties, coordinates rehabilitation efforts, and returns them to the market at fair, accessible prices. We prioritize neighborhoods where vacancy has become a systemic issue and where returning habitable homes to the market can have the greatest positive impact.

Our approach: Partner with local contractors, housing authorities, and community organizations to ensure every rehabilitated home meets safety standards and is priced within reach of the families who live nearby.

Program Outcomes

  • Blighted properties identified, assessed, and rehabilitated
  • Homes sold at fair market value — not inflated investor prices
  • Neighborhood property values stabilized and improved
  • Local contractors and workers employed through each project
  • Community input gathered before and after each project
  • Properties matched to qualified local buyers when possible

Rent-to-Own Pathway Program

For many families, homeownership is the goal — but it's just out of reach. Maybe their credit isn't quite there yet, or they haven't had the time to save a full down payment, or they're self-employed and don't have the documentation a traditional lender requires.

Our Rent-to-Own Pathway Program gives these families a structured way to live in their future home now, build equity from day one, and work toward a purchase they can be proud of — on a timeline that works for their situation.

How it works: A portion of each monthly rent payment is credited toward the eventual purchase price. We provide financial coaching throughout the program to help each participant reach mortgage readiness.

Section 8 Housing Assistance

The Section 8 Housing Choice Voucher Program is one of the most powerful tools available to low-income families seeking stable housing — but navigating it can be confusing, and finding willing landlords can be a real challenge.

LVN Foundation works on both sides of this equation. We help voucher holders understand the program, find quality housing, and advocate for them when issues arise. We also work with landlords to demystify the program, handle inspections, and ensure a smooth experience for everyone involved.

For voucher holders: We'll walk you through every step, from application to move-in. For landlords: We'll help you understand the benefits, handle paperwork, and connect you with reliable tenants.
